Complete retail refurbishment of former BHS Store in Ashford for Poundland and future tenants
Crestel Projects successfully delivered a comprehensive retail refurbishment project at the County Square Shopping Centre in Ashford, Kent. The £1.24 million project involved transforming the former BHS department store into a modern retail space for Poundland, while also future-proofing the upper floors for potential future tenants.
Scope of Work
Following the collapse of the BHS group, the property required a full strip-out and refurbishment to accommodate the new tenant on the ground floor. Crestel Projects began by removing the original BHS shop fittings, which included the in-house café, restaurant, kitchen facilities, and the back-of-house areas.
The existing ventilation and air conditioning systems were dismantled, along with all electrical components, including backup generators. This enabled a complete rewiring and installation of a new BNO electrical system in collaboration with UK Power Networks (UKPN). The upgrade future-proofed the upper levels, making them ready for future tenants.
The project also required roof area renewal, ensuring the building was structurally sound and weather-resistant. Crestel Projects removed the old roofing and installed new, durable roofing materials designed for longevity and energy efficiency.





















Structural Modifications
To create a more flexible and open retail space, the team removed and infilled the existing escalator pits and sealed the openings on the first floor. This modification allowed for a clean, continuous floor layout, enhancing the shop’s visual appeal and maximising the retail area.
Additionally, Crestel Projects constructed new welfare facilities, including WCs and staff offices, to meet Poundland’s operational requirements. These spaces were fitted with modern fixtures and designed for practicality and comfort, ensuring a pleasant working environment for staff.
Electrical and M&E Upgrades
As part of the extensive refurbishment, Crestel worked alongside Savills’ M&E consultants to install an efficient mechanical and electrical system. The upgrades included:

In addition to the refurbishment works, Crestel Projects facilitated the relocation of Poundland from their existing store within the shopping centre to the newly refurbished unit. This process was carefully managed to ensure a smooth transition, minimising downtime and allowing the store to reopen without disruption.
